My tail started wagging when I saw this one hit the market in late summer 2016! I was so glad we had the proceeds from the Los Osos house to make this happen. This 1898 historic home was just a few blocks from the downtown Paso Robles Park and was in bad shape. Cat stench was everywhere. The attic looked like a dumpster. The interior needed a complete gutting.
But the location and Professional Office zoning made this little property a diamond in the rough. It needed everything: electrical rewire, plumbing, attic clean-out, central AC & heat, interior wall resurfacing and painting, flooring removed and refinished to expose original floors, kitchen and bathroom demolition and remodel, landscape w/drip system, deck removal and rebuild.
You name it, we did it.
We purchased it for $337k and invested about 75k to repair. Once completed, we ran it as a very successful vacation rental for about 1 year until someone made us an offer we couldn’t refuse! I sold it direct to buyer who was a broker for $535k in the summer of 2018 .
This project really tested my limits and left me needing a bit of a break. I’m just starting to think about my next project. Waiting for the right one…
