We purchased this little home in 2014 with the proceeds from my first fixer! This little gem was built in 1905 and had been sitting on the market for a long time before we made our offer. The house itself was in pretty good shape and had already had its foundation reinforced, electrical and plumbing upgraded. The lot was the deal killer issue for most potential buyers. It did not have a driveway or any onsite parking! Additionally, the house backed to a big open hill which although beautiful, set it up for backyard drainage issues. A lack of landscape added to it’s lack of curb appeal.
In the summer of July 2014 we settled on a price and picked it up for just $250K!!! We put in a driveway approach, dealt with the drainage by installing two french drains in the back yard that emptied out to the street and installed drought tolerant/deer resistant landscape. A few minor tweaks inside, including powder coating the existing claw foot tub, made it sparkle!
A set designer friend of mine came up for a visit and together we furnished this cute little home and set it up as a full time Airbnb. We were in a great spot for it, just two close by neighbors that both approved and about a 1/2 mile to the downtown center park of Paso Robles. I was early to the Airbnb boom so we were blessed with being consistently busy. Paso has changed its laws, but I have been grandfathered in by the city.
