We purchased this home with the proceeds from Satsuma in North Hollywood. As the old saying goes “buy the worst house in the best neighborhood.” This home had stunning view of Hollister Peak and was just a block to the Los Osos Oaks state preserve trail head. It had been sitting on the market a long time. It didn’t show well because a long term tenant had packed it to the brim with stuff, the overgrown trees were blocking part of the view and the exterior had been left half-painted in a state of disrepair.
This is my favorite type of house because potential home buyers were not seeing the potential! I couldn’t wait to get my hands on it. We purchased it Sept 2015 for $570k. We re-coated the driveway, put in new landscape ourselves, hired exterior painters, personally painted out the dated wood kitchen cabinets, doors and trim, hired someone to install hardwood floors and trimmed up the trees.
We loved the house so much we kept it for a bit but ultimately decided to sell just 10 months later. By July 2016 we were in escrow for $685k! Seeing prices now, I wish I had held it longer 🙁 However, I am grateful that we ended up with another great profitable project out of the proceeds. I reinvested this money into the Victorian Era 1898 house on 12th St. in Paso Robles .
